The median sale price in Waterford came in at $403,780 over the three months ending in June 2026, up 6.3% from the same period last year, according to Redfin. Zooming in on the 06385 zip code specifically, RealtyTrac's July data puts the median sold price even higher, at $453,062 — a 13.26% jump year over year — with homes trading at roughly $308 per square foot.
The gap between those two numbers is normal; different sources track slightly different boundaries and time windows. The consistent thread is appreciation: Waterford home values have moved up meaningfully over the past twelve months, and sellers are seeing the benefit.
Waterford homes are going under contract in a median of 28 days, per Redfin. That's still quick by any normal standard, but it's noticeably slower than the ultra-competitive 11-day pace the market was running at a year ago. Buyers are getting a few more days to make a decision than they were in 2025 — a small but real shift toward balance.
Despite that, competition hasn't disappeared: 77.1% of homes in Waterford are still selling above their list price, and the average home sells for about 3% over asking. Redfin rates Waterford a "Very Competitive" market, with a Compete Score of 80 out of 100. Translation for sellers: pricing strategy still matters, but you're not guaranteed a bidding war on every listing the way you might have been a year ago.
One of the bigger shifts this year is on the inventory side. RealtyTrac counted 218 homes currently listed in the 06385 zip code, with active listings up roughly 44% compared to a year ago. Twenty-seven homes sold in Waterford in June 2026 alone, nearly double the 15 that sold in June 2025, according to Redfin — a sign that both buyer and seller activity has picked up.
For buyers, this is good news: more inventory means more options and slightly less pressure than the razor-thin market of the past couple of years. For sellers, it means your listing has more company than it used to, which makes presentation, pricing, and marketing count for more.
Affordability is the other piece of this picture. As of September 17, 2026, the average 30-year fixed mortgage rate sits at 6.95%, according to Freddie Mac — up from 6.76% just a week earlier, and well above the 6.26% average from this time last year. The 15-year fixed rate is averaging 6.26%, also up from 5.41% a year ago.
That upward move in rates is part of why days on market have stretched out a bit: buyers are being more selective as their monthly payments stretch further. If you're buying in this environment, getting pre-approved and understanding your real monthly number — not just the sale price — matters more than ever.
You still need to move decisively on the right home, but you're no longer competing in the frenzy of a year ago. Expect to see more choices, a slightly longer window to make a decision, and more room to negotiate on homes that have sat for a few weeks. Getting pre-approved before you start touring is especially important with rates where they are.
Pricing accurately from day one is more important than it's been in recent years. With inventory up 44% year over year, buyers have alternatives, so overpriced listings are more likely to sit. That said, homes that are priced right and show well are still selling above asking in most cases — you just can't count on the market to do all the work for you anymore.
