Mystic's home prices have put up strong numbers this year, though exactly how strong depends on which dataset you check. Redfin's neighborhood-level data for Mystic shows a median sale price of roughly $771,000 for the three months ending September 2026, up 28.0% year-over-year (Redfin, Mystic neighborhood housing market, September 2026). Movoto's broader Mystic market snapshot, last updated October 26, 2026, put the September 2026 median sale price higher still, at $855,000, or about $426 per square foot (Movoto, Mystic CT Market Trends) a good reminder that medians can swing from month to month in a small market where only a few dozen homes close.
Zillow doesn't publish a Home Value Index specifically for the village of Mystic, but its closest comparable figures show the surrounding town of Stonington at a $645,362 median home value as of September 30, 2026, up 8.8% year-over-year, while the broader 06355 zip code (which covers Mystic and part of Groton) is valued around $607,524 (Zillow, Stonington CT home values, September 2026). Those lower figures reflect Zillow's "typical home value" methodology and wider geography, versus a tighter median-sale-price figure for Mystic village itself, so a gap between sources is expected, not a red flag. Whichever number you anchor to, the direction is the same: values in and around Mystic have moved up solidly over the past year.
Homes in Mystic continue to sell quickly. Redfin's Mystic neighborhood data shows a median of 40 days on market in September 2026, essentially flat versus 41 days a year earlier (Redfin, September 2026). Movoto's figures echo that pace closely, with a median of 36 days on market in September 2026, unchanged from the same month last year (Movoto, updated October 26, 2026). Recently sold listings in the 06355 zip code tracked by Homes.com, through September 30, 2026, show a similar median of 38 days among the most current closings (Homes.com, Mystic/06355 recently sold). Put together, homes in and around Mystic are typically going under contract within five to six weeks fast by national standards, and a sign well-priced listings aren't sitting. Redfin also notes that 37.1% of Mystic home sales closed above list price last month, and rates the market "somewhat competitive," with a Compete Score of 56 out of 100.
Active inventory remains limited. Movoto counted 40 active listings in Mystic as of its latest update, with just 7 new listings and only 3 price reductions among them, a sign sellers generally aren't needing to cut prices to attract buyers. On the town level, Zillow shows 75 homes for sale in Stonington (which includes Mystic) with 22 new listings as of September 30, 2026. With homes selling in five to six weeks and inventory staying thin, Mystic continues to lean toward sellers, even if it's not quite the frenzied, every-house-gets-ten-offers market some buyers remember from a couple of years ago.
Mortgage rates have ticked back up after dipping earlier this year. Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed rate at 7.32% and the 15-year fixed at 6.68% for the week of October 22, 2026 (Freddie Mac PMMS). Mortgage News Daily's daily index showed a similar 30-year rate of 7.33% as of October 23, 2026, along with a 15-year rate of 6.98% (Mortgage News Daily, October 23, 2026). At today's rates, a mortgage in Mystic's typical price range carries a noticeably higher monthly payment than it would have even a year ago a real affordability squeeze for move-up buyers and first-timers alike, especially with Mystic's median sale price already well into the $700Ks to $800Ks.
If you're house-hunting in Mystic, come prepared: homes that are priced right and show well are still moving in five to six weeks, and more than a third of recent sales went above asking. Get fully underwritten (not just pre-qualified) before you start touring, know your real monthly payment at current rates so you're not surprised at the closing table, and be ready to move quickly on the right property. Because overall inventory is thin, it's also worth widening your search slightly, into Old Mystic, Groton, or North Stonington, if you want more options near the same price point.
Sellers remain in a strong position in Mystic. Low inventory and steady days-on-market numbers mean well-prepared listings keep attracting competitive offers, and the data shows very few price reductions are needed when a home is priced appropriately from the start. That said, with mortgage rates sitting above 7%, buyer affordability is a real constraint on what the market will bear pricing realistically for today's rate environment, rather than chasing last year's comps, tends to bring faster, cleaner offers than overpricing and waiting for the market to "catch up" to a number.
Mystic sits at the eastern edge of New London County, bordering Groton to the west and North Stonington to the north. Buyers priced out of Mystic's village charm and waterfront access often look to Groton for more inventory at a somewhat lower price point, or further west along the shoreline to Niantic, East Lyme, and Waterford. Each of which has seen its own price and inventory shifts this year or into New London, the county's urban hub, for more affordable condo and multi-family options. Whether you're buying your first home, moving up, or selling a property you've owned for years, understanding how Mystic compares to its New London County neighbors is a key part of making a smart move in today's market.
